Student Mortgages

Typically, clients we successfully assist with student mortgages tell us of the difficulty they have experienced in trying to arrange the most competitive mortgage finance on the home they wish to purchase or remortgage. Often they express their frustration in finding an appropriate lender, given the thousands of mortgages advertised nationally and the restrictions some lenders apply to loans on properties occupied by students.

They are aware of the array of different comparison websites, direct lender deals and all the numerous brokers. They usually have seen some of the products which are available, but are concerned by all the additional charges made by lenders, increasing the overall costs on a mortgage deal. They usually have undertaken their own detailed homework but are sometimes left unsure how to conclude their mortgage search.

Typically they tell us they are confused as to why lenders seem to have different rules when lending on student homes compared to other properties.

They are confused as to how to structure the finance for a student mortgage and often find it perplexing as to why lenders will not consider their situation especially when the property is to be occupied by their son/daughter, other students and friends who would be paying rent to fund their accommodation during their studies.

We often assist them in answering numerous questions such as – “should the mortgage be a buy to let?”, “can my son/daughter occupy the property?”, “can the student(s) be on the mortgage application and own the property?”

They are frustrated that, although a student mortgage makes entire sense to them whether it be for their son/daughter, friends or simply as an investment, they are finding it difficult to find a lender that will consider a mortgage on this basis or have been simply ruled out by the size of deposit they have, their incomes or the size of their existing mortgage.

They often ask us to assist in arranging a mortgage up to 90% of the value of the student home or to find a lender that would permit them to let the property as a holiday let for up to 18 weeks per annum during non term time. They just want the overall best mortgage based on their needs and requirements but appreciate the risks in being declined by a lender.
